Title deed steps and payments in one place, visible to the buyer
Track each sale from contract to title deed: the Turkish deed steps with target dates, installments and promissory notes, and a customer portal where buyers check their payments and progress in English.
In short
NovoXCRM tracks the post-sale process for off-plan sales in Turkey: the title deed (tapu) steps for each contract, the payment plan and collections, and cheques and promissory notes. Buyers see their payment schedule and deed progress in the customer portal, in English or Turkish.
What it does
Turkish title deed steps
Documents, DASK earthquake insurance, official valuation letter (rayiç bedel), expert valuation (for foreign or mortgage buyers), Web Tapu application and appointment, title deed fee, transfer and handover of the deed.
Status, target date and note
Each step is marked pending, in progress, done or not required, with a target date and a note. Completed steps record who completed them and when; the contract's overall deed status updates automatically.
Buyer portal in English
Buyers sign in with e-mail and password and see their deed progress and payment schedule (paid and pending, with totals) in English or Turkish.
Payment plans
Down payment, installments, interim and delivery payments in the contract currency (TRY, USD or EUR). The payment plan and promissory notes can be printed or saved as PDF.
Collections, cheques and promissory notes
Mark installments as paid and post them to the buyer's account. Overdue payments are listed with days late; cheques and promissory notes are tracked until collected, returned or bounced, and the team is notified three days before they fall due.
Title deed fee calculation
The price desk calculates the buyer's and seller's title deed fee and the revolving fund fee for each unit.
How teams use it
- 1
Handover season
When hundreds of deeds are transferred in the same period, every contract's current step and target date is in one list.
- 2
Foreign buyers waiting abroad
Buyers who cannot call the office every week follow their deed progress and payments in the English portal.
- 3
Installment sales
Installments, interim payments and promissory notes are tracked next to the contract; overdue payments surface with the number of days late.
